Terms & Conditions

Our holiday rental agreement:

  1. Cheques, direct debit and cash are the only method of payment
  2. To book we require 50% deposit payable at the time of booking. Balance payable 14 days prior to the start date of the booking.
  3. The guest agrees to pay a bond with 50% payable at the time of booking and the balance payable 14 days prior to the start date of the booking. The bond money is to be held in Trust for the duration of the stay. The cost of any damage to the property caused by the tenant is recoverable and deducted from the holding Security Deposit. If there is no damage to the property, the bond is returned in full at the end of the stay.
  4. Damage or breakages to the property must be reported immediately.
  5. The number of occupants must not exceed the number agreed upon. The owner or his agent reserves the right to gain immediate possession of this property, should at any time the permitted amount of people exceed the number of tenants as per condition of tenancy. The agent or his landlord shall give no refund if this accommodation limit is exceeded.
  6. Cancellations made 1 month prior to booking will result in a 75% refund. 2 weeks prior to booking will result in 50% refund. Less than 2 weeks – no refund unless house is re-let. (Less administration fees).
  7. We accept no responsibility for bookings made over the phone or by post, without the tenant having inspected the property first.
  8. Premises must be left clean and tidy. Furniture and crockery left in position that they were found, and all rubbish removed from the property or deposited in the bins supplied.
  9. Whilst in residence, extra cleaning can be arranged. The tenant will pay direct to the cleaner on the day.
  10. Please put rubbish in bins provided and place out on Monday evening for pick up following morning. Place the bin facing the road. Bottles and magazines, newspapers etc will not be collected if they are not in the bin. Recycling bins on alternate weeks.
  11. All linen provided
  12. Pets are not to be kept on the premises.
  13. Houses are to be vacated by 10.00 am – week bookings / 4.00pm weekend package, on the day of departure, unless otherwise specified.
  14. The property does not take bookings for the “schoolies week” period.
  15. The person nominated below cannot act as an agent for any other person. This holiday rental is to be occupied for the whole period of the tenancy by the nominated person.
  16. The house is situated in a quite residential area and therefore we expect the tenant to respect the neighbours by keeping noise levels to a minimum.
